The rates

Each slice of the price pays its own rate, like income tax brackets. Toronto charges its tax on top of Ontario’s, on the same slices, and adds higher rates above $3,000,000.

Refunds for a first home

A first-time buyer gets back up to $4,000 of the Ontario tax and, in Toronto, up to $4,475 of the City tax. That covers all of the Ontario tax on a home up to about $368,000, and all of the Toronto tax up to $400,000.

  • You are 18 or older and a Canadian citizen or permanent resident.
  • You move in within nine months.
  • Neither you nor your spouse has ever owned a home, anywhere in the world.

A co-buyer who has owned before reduces the refund in proportion. The full rules: Ontario · Toronto.

Buyers who are not Canadian

Foreign nationals also pay Ontario’s Non-Resident Speculation Tax, 25% of the price, anywhere in the province. In Toronto the City adds a Municipal Non-Resident Speculation Tax of 10%. Both have exemptions; check the official pages before you sign.
